Large Building & Commercial Airtightness Testing - Part 3 Construction (NECB / BCBC)

Overview

Total Home Solutions provides large building and commercial airtightness testing services for Part 3 construction projects, including multi-unit residential and commercial buildings.

These services are delivered in collaboration with our parent company, Integrity Building Performance, allowing us to offer high-capacity testing equipment, specialized expertise, and proven methodologies for large and complex buildings.

What Is Large Building Airtightness Testing?

Large building airtightness testing evaluates uncontrolled air leakage through the building envelope using calibrated high-capacity fan systems. Unlike residential blower door testing, Part 3 testing assesses the entire structure as a single pressure system, providing accurate performance data for large and complex buildings.

Results are reported in accordance with applicable standards and code requirements, commonly expressed as air leakage rates such as L/s·m² or ACH@75 Pa.

When Is Airtightness Testing Required?

Airtightness testing may be required or requested for:

  • Part 3 Buildings under the BC Building Code
  • NECB compliance pathways
  • Municipal or Authority Having Jurisdiction (AHJ) conditions
  • Performance-based design approaches
  • Energy modeling verification
  • Owner or developer quality-assurance programs

Testing is typically performed near project completion but can also be planned earlier to support envelope quality control.

Our Services Include

✔ Whole-building airtightness testing for large and complex structures

✔ High-capacity fan systems suitable for towers and large floor plates

✔ Coordination with builders, consultants, and site teams

✔ Clear documentation for AHJs, engineers, and energy advisors

✔ Support for new construction and major retrofits

All testing is coordinated through Total Home Solutions, with specialized testing services provided by Integrity Building Performance.

  • Multi-Unit Residential Buildings (MURBs)
  • Mixed-Use Developments
  • Commercial & Office Buildings
  • Institutional Buildings
  • Performance-Driven and Custom Projects

Why Airtightness Matters for Large Buildings

Effective airtightness control helps reduce:

  • Energy loss and operating costs
  • Moisture intrusion and condensation risks
  • Comfort complaints and pressure imbalances
  • HVAC inefficiencies and commissioning challenges

Proper testing supports durability, performance, and long-term building value.
